above-mentioned matters successfully.

has:
the time to run down leads
or follow up on ads of properties for sale;
the time to inspect all of
the properties for sale that "appear" to fit the
buyer's parameters,
the expertise to ask the right
questions;
the underlying experience
and technical expertise to evaluate: properties in general,
leases (surface and mineral) associated with the property,
mineral interests outstanding and to be conveyed, surface
easements (road, electrical, pipeline, etc), government
conservation programs, and other encumbrances;
the knowledge to prepare contracts
