Why do I need a Buyer's Agent?


A Buyer's Agent is a professional who works in the above areas on a daily basis and should provide and complete all of the above-mentioned matters successfully.

Unless a buyer has:

  • the time to run down leads or follow up on ads of properties for sale;
  • the time to inspect all of the properties for sale that "appear" to fit the buyer's parameters,
  • the expertise to ask the right questions;
  • the underlying experience and technical expertise to evaluate: properties in general, leases (surface and mineral) associated with the property, mineral interests outstanding and to be conveyed, surface easements (road, electrical, pipeline, etc), government conservation programs, and other encumbrances;
  • the knowledge to prepare contracts expressing the Buyer's requirements; negotiate the contracts and then bring all these matters to a successful closing,

    then the buyer should consider choosing a buyer's Agent to represent him.
