
What is a Buyer's Agent
and what does a Buyer's Agent do?
A Buyer's Agent is a licensed real estate agent, who enters
into an agreement with a Buyer, to represent the interests
of the Buyer in a real estate transaction.
A Buyer's Agent performs many
professional services to assist the Buyer in locating properties
that meet the Buyer's purchasing criteria, objectively analyzing
the advantages and disadvantages of properties, negotiating
the purchase contract and closing the transaction. A Buyer's
Agent should be a professional real estate agent who:
- is knowledgeable about the
real estate market in the general geographic area desired
and is able to research the market for all available properties-whether
listed with a broker or unlisted.
- is knowledgeable about the
general area, enabling the Buyer's Agent to be able to
recognize areas of potential concerns as well as attributes
of individual properties. The Buyer's Agent should be
able to assist a Buyer in objectively evaluating the merits
of all available properties so the Buyer may make an informed
decision.
- has the experience and expertise
to effectively present the Buyer's viewpoint to a Seller
and negotiate a purchase contract that meets the Buyer's
goals.
- has the experience and capability
to work with attorneys, title companies, surveyors and
other parties to successfully complete the transaction.
The Buyer's Agent should also be able to help guide a
Buyer through all of the steps of closing a transaction
as well as discuss and evaluate any unforeseen matters
that may arise during the closing process.
